A serious apartment fire at the Preserve at Canal caused extensive damage to the kitchen and affected the adjoining living room and entryway. The kitchen sustained severe heat, smoke, and soot damage. Ceiling materials were destroyed, framing and insulation were exposed, cabinetry and appliances were damaged, and smoke contamination spread across walls, ceilings, and surrounding surfaces.

This type of loss requires a carefully developed reconstruction plan that addresses both visible destruction and the damage concealed behind walls and ceilings. The restoration process may include removal of compromised materials, structural and mechanical evaluation, cleaning and preparation, reconstruction of walls and ceilings, cabinetry and appliance replacement, flooring and finish restoration, and coordination of required trades, permits, and inspections.

An electrical fire at Heritage Condominiums caused extensive damage to an eight-unit residential building and required residents to be temporarily evacuated. The fire severely affected the exterior electrical service area and traveled through the wall system, damaging siding, sheathing, insulation, framing, drywall, the interior stairwell, and surrounding finishes.

Espinosa Restoration Services managed the interior and exterior restoration from the demolition and reconstruction stages through the final finishes. Fire-damaged materials were removed so the affected areas could be fully evaluated. The exterior wall system was opened, damaged components were addressed, insulation and drywall were replaced, and the stairwell and adjacent interior surfaces were carefully reconstructed and refinished. Exterior sheathing and weather protection were installed before the siding and trim were restored to blend with the surrounding building.

The project required close coordination with the condominium association, property management, McCorkle Electric, the City of Westerville, inspectors, and the utility provider. That coordination allowed the electrical work, building restoration, inspections, and return of service to move forward in the proper sequence.

This project demonstrates our ability to manage far more than a surface repair. It required emergency responsiveness, communication with multiple parties, interior and exterior construction, careful protection of an occupied community, and attention to every stage necessary to return the building to a safe and attractive condition.
