Multi-Phase Exterior  ·  20-Unit Community  ·  Delaware, Ohio

A coordinated transformation,
one phase at a time.

Shelbourne Forest
Completed May 2026

Shelbourne Forest community exterior following multi-phase trim, shutter and entry-door improvements in Delaware, Ohio
Community exterior following the trim and screen work

Twenty units in one community, improved in stages rather than in a single pass. The work moved from the fabric of each building outward: first the trim and screens, then a community-wide change to the appearance of the shutters and entry doors. Each phase carried its own approval, its own schedule, and its own weather.

The Repair Foundation

The project began with the components that protect each unit — wood trim and screen assemblies replaced across the community. That work established a sound, consistent base before any appearance decisions were made.

Treating repair first meant the later finish work would be applied to sound material rather than covering over deterioration.

The Color Transformation

With the base work complete, the community moved to a coordinated color change across the shutters and entry doors — a consistent appearance carried unit to unit rather than decided individually by each owner.

The two scopes were sequenced deliberately: finishes follow repair, and both follow the association's approval.

Phase Two

Shutter color change

Completed — November 2025

Exterior Repairs & Finishes  ·  Condominium Community  ·  Hilliard, Ohio

Building detail.
Community-wide character.

Darby Park
Completed 2025

Darby Park condominium community exterior after PVC trim replacement and exterior finish updates in Hilliard, Ohio
Building exterior following trim replacement and finish work

A condominium community where the exterior detail had aged differently building to building. The work joined three concerns that are easy to treat separately and hard to treat well apart: replacing deteriorated trim with a material suited to the exposure, remediating the conditions found behind it, and bringing the doors and shutters into a consistent appearance across the property.

Property type
Condominium community
Units
20 condominiums

Scope
PVC trim · remediation · doors & shutters

The Existing Need

Original wood trim across the buildings had reached the end of its service life. The record identifies that condition alongside mold remediation as part of the same exterior program.

The Material Approach

Replacement was carried out in PVC trim rather than a like-for-like timber substitution — a material choice made for the exposure these buildings experience.

The Connected Work

Repairs, remediation, and the color changes to resident doors and shutters were coordinated as one exterior program rather than three separate visits to the property.

The Documented Result

Trim replaced in PVC across the affected buildings, remediation carried out, and the doors and shutters brought to a consistent appearance — documented in the photographs above.

Additional Community Work

Work carried out
and work still taking shape.

The projects below sit at different points in their life. Some are complete and photographed; others are scheduled, in progress, or still under discussion with the association. Each is labelled as it actually stands, so a board reading this page knows exactly what has been delivered and what has not.

03 Phase Complete

Fairway Crossing

Condominium Community  ·  Westerville, Ohio

The Setting

A cluster of two-storey condominium buildings sharing a continuous frontage, with entry doors and window surrounds exposed to the same weather and the same long service interval.

The Need

The association asked for a consistent appearance across the frontage where individual repairs had produced a patchwork of visible differences.

The Scope

  • Preparation and recoating of entry-door surrounds across the shared frontage elevations
  • Consistent trim and surround finish across individually-owned units
  • Site protection, daily setup and takedown throughout the occupied buildings

The Coordination

The work was sequenced elevation by elevation so residents always had a clear, finished route to their own door. Access, staging and colour approvals moved through the association rather than through individual owners, which kept the frontage consistent.

The Documented Result

A frontage that reads as one property again — the isolated repairs that had created a patchwork of visible differences are no longer distinguishable from the surrounding trim.

04 Work in Progress

Riverbend Village

Attached Residential Community  ·  Dublin, Ohio

The Scope

A two-part exterior refresh: preparation and recoating of entry-door surrounds, followed by a coordinated finish change on the shutters.

The Coordination

Work is scheduled building by building so residents retain access to their own entries throughout, with daily setup and takedown.

The Phases

Phase One — Door Surrounds

Preparation and recoating, complete on the buildings released by the association.

Phase Two — Shutter Finish

Coordinated colour change, progressing building by building.

Progress Note

This record is updated as each building is released and completed. Current building sequence and the latest photographed progress are confirmed with the office before each update.

05 Scheduled Work

Hayden Run Commons

Multifamily Property  ·  Hilliard, Ohio

The Reason

A scheduled exterior repair programme covering trim replacement on the most exposed elevations, agreed with the property manager ahead of the season.

The Scope

  • Trim replacement concentrated on the elevations most exposed to weather
  • Roofing and gutter components coordinated into the same season's programme
  • Pre-work condition survey used to confirm which elevations were included

The Coordination

Scope was agreed with the property manager ahead of the season rather than reacting mid-year, which allowed staging, material delivery and resident notices to be arranged in a single sequence.

The Schedule

Scheduled work — the programme is set and the start date is confirmed closer to mobilisation. This record moves to in progress once work begins on site.

For Boards & Property Managers

The finished work
is only part of the story.

For a board or property manager, the value of a project story is in understanding both the work and how its details were coordinated. Where documented, our case studies show the scope, sequence, materials, and communication surrounding the improvement.

01

Defined scope

Work described in writing before it begins — see the Shelbourne Forest and Darby Park scopes.

02

Phased execution

Shelbourne Forest was delivered across three distinct phases, each dated and completed.

03

Occupied property

Exterior work at both communities was sequenced around residents remaining in their homes.

04

Additional conditions

Conditions found during the work were documented — Darby Park included mold remediation alongside trim replacement.

05

Completion records

Completed phases are dated and photographed, and outstanding work is stated rather than implied finished.

Each practice above is shown because it appears in the documented projects on this page. They describe these projects, not a universal promise.
